USDA SPECIAL FINANCING AVAILABLE

The USDA (United States Dept. of Agriculture) has made available mortgage loan money for families who want to build a home in smaller communities outside of Fort Wayne. This “Rural Development Program” is intended to help families own a home and to help development in small communities around Indiana.

Some of the advantages to the USDA program are as follows:

• ZERO DOWN loans- truly 100% financing
• Closing costs and 2% funding fee may be added to the loan
• Do NOT need to be first time home buyer
• No mortgage insurance
• No purchase price limits
• Family income limits (family of 1 -4) is $73,600 and limits (for family of 5-8) is $97,150.
• Low interest rates- currently about 5%
• Construction loans for new homes may be coupled to USDA loan.
